The project is determined by three different levels, which are derived from the existing buildings: the industrial height of 10 meters, the pane height of 25 meters and the high-rise height. Combined, they define the new Maag building type, which determines the design. The result is a two-level city.
At the ground level are the access routes, the squares and the traffic; at the roof level 10 meters higher is the semi-public promenade.
The design must be interpreted as a whole: three-level buildings are adjoined by much higher ones. In between are continuous light wells. The base zones feature halls reminiscent of the neighborhood’s industrial past. On the roof terraces above the three-story buildings, a pleasant, Mediterranean atmosphere prevails. The terraces are the heart of the design. At the industrial level, the new city starts, since the levels above the fourth floor are for living. The roof terraces form a second ground for the coveted city dwellings.
The double high-rise panes characterize the new Maag building type in relation to the urban environment with its surrounding tall buildings.
