Service Buildung Schönberg East

Bern, Switzerland

2006 - 2011

Project development, architecture

A new urban neighborhood is emerging on the eastern edge of the city of Bern. Enclosed on the north by Schosshaldenstrasse, on the south by Ostermundigenstrasse, and on the east by the A6 motorway, a lengthy office building along the motorway will shelter the residential neighborhood from noise. The service building developed by Burchhardt+Partner Bern is a key element for this future residential project.

The property owner is the Bern Bürgergemeinde (the community of Bern citizens). The project was developed under an exclusive property option. The buildings will be built under the local planning regulations for buildings.

The spacious, flexible use service building offers 19,000 m2 total floor space over three floors and the attic area along with 150 underground parking spaces below the ground floor. Individual, group and open space offices can be arranged depending on need. Open areaways allow for daylight in all of the office areas. Besides the planned priority office use, the highly flexible building structure is ready for commercial, cultural, schooling, retail or leisure uses. Negotiations with tenants and investors are underway.

This is an important investment property at a very attractive developed location that is easily accessed through public and private transportation promising a return on investment in line with current market conditions.
